Calculate bridging-mortgage costs and repayment
What would you like help with?
Detailed explanation, checklist and sources
A bridging mortgage can temporarily release expected equity before your old home is transferred. Calculate costs using a concrete loan proposal and your timeline. Paper equity is not automatically the amount you can borrow.

1. Build a purchase and sale timeline
Record both completion dates, sale status and cancellation conditions. Keep the valuation, sale agreement and outstanding mortgage balance. Sale proceeds only become available at the agreed time; a signed sale agreement is not cash received.
2. Confirm the available loan
Ask the lender which bridging amount, valuation and selling costs it uses. Acceptance may differ for an unsold or sold property. Do not treat a general percentage of asking price or equity as a credit commitment. Have temporary affordability assessed too.
3. Calculate a simple interest scenario
For unchanged principal B and nominal annual rate r percent, simplified monthly interest is B × r / 1,200. Fictionally, €60,000 at 5% gives €250 monthly and €1,500 over six full months. This is not a current rate. Daily calculation, changing rates or drawdowns alter the actual result.
4. Add overlapping housing payments
Add the old and new gross mortgage payments, bridging interest and other overlapping housing costs each month. List one-off fees separately. Interest does not repay the bridging principal. Keep unknown amounts visible and do not count potential tax relief as an immediately available discount.
5. Plan repayment and delays
Record contractual maturity, repayment on completion and any extension conditions. Also calculate more overlap months and lower sale proceeds; these are scenarios, not forecasts. Discuss a shortfall or delay with the lender early. Extension or refinancing is not automatic.
6. Check tax and save your record
Belastingdienst gives separate guidance on temporarily owning two homes and bridging interest. Check it against moving dates and property use. Save amounts, assumptions, proposal and questions. Use our own help request for a legal dispute about terms or charges.

Can I automatically bridge all estimated equity?
No. The lender assesses property value, sale status, existing debt and affordability, among other matters. Our interest sum uses only a loan amount you supply; it does not calculate your maximum bridging loan.

For example: which document is missing, who can provide it and what should I do first?
