Calculate buyer's costs: which amounts should I include?
What would you like help with?
Detailed explanation, checklist and sources
Build your purchase budget from actual contract terms and quotations. One fixed percentage of the purchase price will not suit everyone. Show which amounts are confirmed and which are missing; adding costs does not determine tax liability or mortgage approval.

1. Read the k.k. or v.o.n. terms
Existing properties often use kosten koper (k.k.); new builds often use vrij op naam (v.o.n.). Check who bears transfer costs under your contract. V.o.n. does not mean mortgage advice, a mortgage deed or every other expense is free. Start with the actual agreed terms.
2. Separate cost categories
Separate transfer and tax, financing, other purchase services, and moving or furnishing. Where applicable include transfer deed, Kadaster, mortgage deed, advice, valuation, agent and survey. Include a charge only if it applies to your purchase. Keep recurring monthly costs separate rather than losing them within a one-off total.
3. Check transfer tax for each buyer
Use current Belastingdienst information for the transfer date and your circumstances. Owner occupation, property type and a possible first-buyer exemption can matter. Joint purchasers may require separate assessment. Ask the notary to confirm the applicable outcome; do not enter zero merely because you expect an exemption.
4. Compare complete quotations
For each quotation ask what includes VAT, registration, searches and potential surcharges. Check who pays and whether advice and arrangement fees already share one total. Flag missing or indicative figures. A low starting price is not a complete final account; compare the same work and circumstances.
5. Add without double counting
Add distinct confirmed items only and list unknown costs separately. Fictional example: €3,000 confirmed transfer costs, €2,500 financing costs and €500 survey total €6,000 for those three categories only. This is not a standard tariff. Compare required own funds with the financing proposal and retain a buffer; possible later tax relief is not money available now.

6. Check payment timing and ongoing costs
Check the completion account and payment dates before transfer. Query figures that do not match quotations. Also budget for maintenance, insurance, taxes and any ground rent or owners' association charges. New builds may involve staged payments and construction interest. Keep quotations and preparation locally. Our help-request route for a legal costs dispute does not decide credit or tax.

Can I always use a fixed percentage for buyer's costs?
No. Tax position, contract, mortgage and chosen services differ. Use actual quotations and the assessed tax item. Display unknown costs rather than counting them as zero.
