Detailed explanation, checklist and sources

Start with current information, then compare like-for-like quotations. Separate the rate, gross payments and contractual terms. Your personal rate and borrowing capacity require the lender’s assessment.

1. Open current sources

Use DNB for published bank averages and check the chart’s period. These concern concluded bank mortgages, not all lenders or your offer today. Vereniging Eigen Huis also provides a public advertised-rate overview. Check its date, selection and conditions; the association also offers mortgage advice.

2. Match the assumptions

Record the loan amount, property value, NHG status, repayment type and fixed-rate period for every offer. Ten years at a fixed rate differs from a thirty-year loan term. Compare interest-only separately from annuity or linear repayment, and ask which conditions apply to energy or other discounts.

3. Read the ESIS and costs

Request the quotation and European Standardised Information Sheet, ESIS. Record the nominal rate, annual percentage rate of charge (JKP), compulsory products, advice fees and other one-off costs. JKP includes credit costs under standard rules; it does not replace the full purchase budget. List unknown items separately and ask what each total includes.

4. Compare payments and remaining debt

For the same amount and term, compare gross instalments, principal repaid and debt remaining after the chosen period. An interest-only principal remains unless you make repayments. A calculation using a chosen fixed rate is a scenario; it predicts neither future rates, net tax relief nor maximum borrowing.

5. Check terms and refinancing

Read conditions for extra repayments, taking the rate to another home, rate reductions before completion, offer expiry and extensions. Refinancing may involve compensation and advice, valuation or notary fees. Obtain a breakdown first: a lower rate alone does not prove an overall saving. Also consider a later rate increase in your budget.

6. Save your comparison and questions

Save each offer’s date, assumptions, costs and unanswered questions. Ask the lender or adviser for written clarification before deciding. A published ranking is not a personal suitability assessment. Use our own help request for a dispute about information, agreements or charges, with the relevant quotation extract.

Is the lowest displayed rate automatically the best mortgage?

No. It may rely on different assumptions or conditions you cannot or do not want to meet. Compare the same situation, credit costs, remaining debt and flexibility. Then ask whether the product is available and suitable for you.
