Detailed explanation, checklist and sources

Income, financial commitments, property value and mortgage terms jointly determine borrowing capacity. An online estimate is not a mortgage offer. This preparation gathers information for a reliable assessment; this page does not calculate a maximum loan.

1. Gather suitable income records

Start with a home for your own occupation in the Netherlands. Gather current income, contract details and any partner income. For self-employed or variable work, sufficiently stable income must be assessed. Ask which documents the adviser or lender needs; an employer statement or high turnover alone does not establish borrowing capacity.

2. Include every commitment

List loans, leases, student debt and other financial commitments. Disclose them fully in an application. For DUO, a temporarily reduced or suspended payment is not always the amount used by the mortgage lender. Have the repayment regime and relevant monthly figures ready, and identify uncertainties for assessment.

3. Check property value and own funds

Income and property value impose different limits. Financing is generally limited to the property's value, with exceptions in certain situations. Do not assume additional energy-efficiency borrowing is available. Ask which valuation and rules apply. Also list your own funds and purchase costs you will need to pay.

4. Assess affordable monthly costs

Compare the expected gross mortgage payment with your household budget. Add maintenance, taxes, insurance, energy, ground rent or owners' association fees where applicable. Interest rate, fixed-rate period and repayment type affect payments. A net estimate also needs personal tax information. Discuss lower income, retirement or higher-interest scenarios.

5. Use official guidance and obtain calculations

Use the government questionnaire in the sources for a personalised preparation overview and AFM guidance to understand the concepts. Ask a lender or mortgage adviser to calculate using complete information. Check the assumptions and current standards used. A monthly-payment scenario does not establish that lending will be approved or affordable for you.

6. Record the next steps

Record missing documents, who assesses them and when an answer is needed. Compare the mortgage offer with purchase terms, including any finance condition. Recreational/business property, bridging and refinancing require separate assessment. Keep preparation locally. For a legal purchase dispute, use our help-request route; it is not mortgage advice or a credit application.

Does a mortgage calculator result commit the bank?

No. The lender assesses your complete information and the applicable conditions. A general estimate or monthly-payment calculation does not entitle you to a particular loan.
