Applying for Dutch social housing: registration and income
Start with the official allocation system or housing corporation in the region where you want to live. Then check household, income and each property's conditions. Income below a threshold does not automatically provide a home or urgent priority. These steps and allocation amounts concern 2026; this page is not a property listing.

1. Find the correct regional registration
Ask your municipality which corporations and regional allocation organisation offer homes. Register with them yourself and check registration or renewal fees. Record your registration number and any actions needed to keep it active. Registration in one system is not automatically valid in another region. Our preparation does not register you or reserve a home.
2. Check allocation income limits
The main corporation target group in 2026 has household income up to €51,537 for one person or €56,910 for multiple people. Let the corporation assess the relevant annual income, not simply monthly take-home pay. Above the threshold, allocation can sometimes use discretionary capacity: 7.5%, locally up to 15% with performance agreements. This is not an individual entitlement. These are not rent-benefit or rent-increase thresholds; private landlords are not subject to the same corporation allocation test.

3. Separate affordable allocation rules
Lower incomes also involve passend toewijzen, affordability-based allocation. The 2026 income limits are €29,400 for one person and €39,925 for multi-person households below AOW pension age; for AOW households, €28,775 and €38,650. The corresponding basic rent is normally capped at €713.02 for one/two people and €764.14 for three or more. Corporations must allocate affordably to at least 95% of the relevant low-income households; exceptions exist. Ask which limit and exception apply to you.
4. Prepare only required evidence
Read the document list in the advertisement or invitation. It may require identification, an income statement, current payslips/benefit statements and information about people moving with you. Your children's income does not count for this corporation test. Report a recent income fall and ask what current evidence is needed. Share documents only through the organisation's verified channel; mask unnecessary details on an identity copy and ask why a detail is needed if uncertain.
5. Apply for properties and check permits
Respond yourself to suitable listings before their closing dates. Check household size, age or other target-group conditions, ranking and consequences of refusing or missing an offer. There is no guaranteed nationwide waiting time. Some municipalities also require a housing permit: ask how and when to apply. The 2026 social-rent threshold for new allocations is €932.93 basic monthly rent; service charges are separate. Current rent alone does not determine the sector of an older contract.

6. Use the local urgency procedure
For a serious housing problem, ask the municipality or designated body about urgency and its current housing ordinance. Conditions, evidence, fees, priority duration and consequences of declining a home vary locally. Medical problems or divorce do not automatically grant priority everywhere. Amsterdam, for example, uses its own Urgentiewijzer and warns of consequences for missing or refusing an offer. Do not apply that example to another municipality. Use the local form, not a universal urgency letter.
7. Keep the outcome and choose follow-up
Keep the listing, submitted information, response and rejection reasons. A corporation refusal, municipal permit and urgency decision may follow different complaints or objection procedures: follow the correct instructions and deadline and promptly request clarification if missing. Assess rent benefit separately and check the tenancy agreement before signing. Use our own help-request route for a legal dispute. We do not supply homes or guarantee allocation or urgency.

Does income below the limit automatically secure a home?
No. The income limit concerns allocation eligibility, not availability or your ranking. Listing and local conditions also apply. Urgency is assessed separately. Allocation can sometimes be possible above the usual corporation threshold, but income alone does not give an enforceable claim to a home.
