Applying for Dutch rent benefit in 2026: where do I start?

Detailed explanation, checklist and sources

Apply for huurtoeslag yourself through Mijn toeslagen. First check your home, household, income and assets. From 2026 a high rent alone no longer excludes you, but the calculation does not necessarily cover all rent. An estimate is not an award.

1. Check the home and residents

You must live in the Netherlands, have a tenancy agreement and prove rent payments. You and other residents must be registered at the address; a partner or co-resident must not own the home. You normally must be at least 18 and meet applicable nationality or lawful-residence conditions. Self-contained housing has its own lockable entrance, kitchen, toilet and washing facilities; exceptions need separate checking.

2. Check the 2026 rules

Since 2026 rent above the former eligibility ceiling is not automatically disqualifying. Calculation limits remain: generally €932.93 basic rent, or €498.20 if the oldest resident is under 21, subject to special situations. Service charges no longer count from 2026. For a claim concerning 2025, apply the 2025 rules rather than these figures.

3. Gather financial information

Collect the tenancy agreement, current basic rent, payment evidence and annual incomes of you and relevant partners or co-residents. The income limit depends on your circumstances; use the official estimator. Check assets on 1 January: the 2026 limits are €38,479 per relevant resident or €76,958 for partners together. Minor children’s assets may count; part-year partnership and special assets require separate checks.

4. Identify the start month and benefit year

Benefit starts on the first of a month. If you are not yet registered at the address that day, it starts the following month, provided the other conditions are met. Identify the months claimed. Rent benefit for 2025 can still be claimed through 31 December 2026; an approved income-tax filing extension may provide a later deadline.

5. Submit through Mijn toeslagen

After a recent move, wait until the correct address appears in Mijn toeslagen; Dienst Toeslagen says processing usually takes one to five working days. Log in yourself, select 'Aanvragen' under Huurtoeslag, check every entry and submit. Save confirmation. The official portal handles the application; our checklist only prepares it and sends nothing.

6. Check the decision and report changes

A response usually arrives within five weeks. Check year, start month, rent, residents and income against your application; advance payments are later finally assessed. Report relevant changes within four weeks. Ask Dienst Toeslagen or use our assistance request for unusual housing, residence status or special circumstances. If refused, immediately read the objection procedure and deadline in the decision.

Does rent of €1,100 automatically exclude me in 2026?

No. Since 2026, higher rent may still qualify if other conditions are met. The part exceeding the applicable calculation ceiling is not subsidised. Enter your actual basic rent in the official estimator.
