How can I find and check my home’s WOZ value?

Detailed explanation, checklist and sources

Check the official value, year and property details before deciding whether to object. A higher value or a different neighbour’s figure does not alone prove an error.

On this page

1. Find the official value

Use the free WOZ-waardeloket, MijnOverheid or your municipality. The WOZ decision gives the assessed value; an advertisement or commercial estimate is not a substitute. If you became owner or tenant after 1 January, that year’s decision is not sent automatically.

2. Check the year

The valuation date is normally 1 January of the previous year: for a 2026 decision, 1 January 2025. Keep the decision year and valuation date separate. Renovations or other changes can involve special rules; ask which property condition was used.

3. Read the valuation report

Obtain the valuation report from the municipality or its tax authority. Check address, property type, floor area and other features. Record inaccuracies and supporting evidence, such as plans or dated photographs. Do not share complete tax documents in a public chat.

4. Compare the evidence

Check the sold properties used for comparison and how size, location and maintenance differences were treated. A lower neighbour’s value alone is not a full explanation. Ask about specific differences and record your points.

5. Protect the objection period

Contact the municipality if you suspect an error, but protect the six-week objection period. A call does not automatically protect it: without confirmation that the call counts as an objection, file in time in writing or through the stated official route. Follow your decision for the exact procedure.

6. Keep your preparation

Keep the decision, report, evidence and submission receipt. If the period has expired, ask about the applicable next route: a timely objection and a request for an ex officio reduction are different. A lower WOZ value or tax saving is not guaranteed. Seek advice for complex or late cases.

7. Submit and track your WOZ objection yourself

Use the submission channel on your WOZ decision: the municipal form/WOZ portal or a letter. Include your name, address, date, decision number, tax year, property and specific reasons. Sign a paper letter. Attach relevant evidence and keep the complete submission and proof of sending or receipt. Municipal objections are free; a service provider may impose its own terms. Connect each reason to valuation: which property feature is wrong, which defect affects value, or why is a sold comparable property unsuitable? A higher percentage increase than your neighbour’s does not alone prove an incorrect value. Request a hearing if helpful. A local checklist or chat does not submit your objection. The normal objection period is six weeks from the decision date. Informal telephone contact replaces a timely objection only if the municipality treats and confirms it as an objection; submit in writing on time if uncertain. Ask how payment is handled during review and do not assume automatic payment deferral. The municipality normally decides by the end of the calendar year in which you objected. For objections submitted in the final six weeks of that year, the normal period is six weeks after the objection window ends. Postponement or suspension may shift the deadline; read the notice and record the new date. Elapsed weeks alone do not establish entitlement to a penalty payment. Read the decision and check whether your reasons were addressed. A court appeal normally has a six-week deadline after that decision; follow its appeal instructions and retain receipt evidence. Court fees apply; a lawyer is not mandatory. Seek help for a missed deadline, unclear notification or conflicting interests. A further question to the municipality does not automatically extend the appeal period.

Can I object through WOZ-waardeloket?

No. It is a value lookup service. Send an objection to the municipality or tax authority named on your decision.
