Mortgage for a holiday home: what should I check before buying?

Detailed explanation, checklist and sources

A holiday property needs its own review of use, land rights, park rules and financing. Do not assume the same loan terms as for your main home. Start with the actual property and written records.

1. Identify intended and permitted use

Will you use it for holidays, rent it out or live there permanently? Ask the municipality what the local environmental plan and any permit allow at this address. Municipal permission and park rules are separate issues. The July 2026 national arrangements do not give new buyers blanket permission for permanent residence.

2. Check exactly what you are buying

Request ownership information, deeds and the complete park agreement. Distinguish ownership of land and buildings, ground lease, a right of superficies and renting a pitch. Ask what you retain when a right or contract ends and what resale or letting restrictions apply. A chalet need not have the legal status of an ordinary house.

3. Obtain a property-specific lending assessment

Ask the lender whether it accepts this property, land arrangement and intended use. Obtain written loan amount, own-funds requirement, rate, repayment and term. A generic financing percentage does not apply to every lender. Additional borrowing against your main home also requires assessment of payments and risks.

4. Prepare a full cost budget

Add the price, applicable tax and actual purchase and financing costs. Budget park fees, ground payments, maintenance, insurance and energy separately as recurring costs. Also calculate without rental income and show uncertainties. A seller’s promised return is not confirmed affordability or guaranteed income.

5. Separate holiday-home and main-home tax

A privately held holiday home that is not your main residence generally falls within box 3; letting and business use need their own assessment. Do not automatically apply main-home interest relief or a first-buyer exemption. The loan’s purpose matters: security over your main home does not automatically make holiday-home funding deductible in box 1.

6. Review terms before signing

Before becoming bound, have the property rights, use, finance condition and termination terms reviewed. Check which consumer protections apply to this object; do not assume a standard cooling-off period. Keep municipal information, park documents and the loan proposal. Use our own help request for a specific legal problem.

Can I finance a holiday home just like my normal house?

Not without assessment. Permitted use, ownership rights, the property and credit terms can differ. A loan approval does not grant residential permission, and permission to live there does not guarantee financing.
