How must I hand over my rented home?
What would you like help with?
Detailed explanation, checklist and sources
The condition of the dwelling at the start is the starting point. A clear inspection report, photographs and a joint inspection help prevent disputes about damage and the deposit.

Check the inspection report
If a detailed and signed description was made at the start, the dwelling must in principle be handed over in accordance with that condition, taking normal wear and tear into account.
Arrange a pre-inspection
Request a joint pre-inspection before the end and have it stated specifically what still needs to be repaired. Take photographs again after repairs and ask for a signed report and proof of key handover at the final inspection.
No clear initial condition report
For contracts from 1 August 2003, without a proper inspection report, the general rule is that the dwelling was in the same condition at the start as at the end, unless the landlord proves otherwise. Damage caused by you remains relevant.

For each event, note the date, what happened and where the evidence is kept. Example: 3 October — letter received — correspondence folder.
Describe the solution you would like, such as an explanation of a deduction and repayment of the outstanding amount.
For example: which document is missing, who can provide it and what should I do first?
Record the date and its source. If unknown, note this and check promptly. This tool does not calculate or monitor deadlines.
After your conversation
These are your own notes. Confirm agreements with the other person; these notes do not prove their agreement.
This is your preparation, not a submitted request, objection or legally reviewed document. A tick records only your own progress. Check the procedure and deadline in the original letter.

Frequently asked questions
Do I have to repair normal wear and tear?
Normal ageing and wear and tear are generally not at the tenant's expense.
Do I have to repaint all walls white?
Not automatically. It depends on the condition of the dwelling at the start of the tenancy, your agreements and changes made to the dwelling. The landlord's requirements must also be reasonable.
