Home purchase cooling-off period
For private home buyers in the European Netherlands. Enter when you received the contract signed by both parties in 2026. The statutory period starts the next day: three days, including at least two non-weekend, non-holiday days. The end date is extended where needed. A longer agreed period takes precedence.
When does this calculation apply?
A result does not by itself establish entitlement. Check the conditions, your documents and any different agreements. Seek timely legal help if a deadline is running.
Not for business purchases, bare land, houseboats, mobile homes, hire purchase or a public notarial auction. Buying the same home again after cancellation may follow different rules. Have doubts checked. To cancel, ensure your notice reaches the seller in time and keep evidence.
